Dans un contexte de crise du logement, les propri\u00e9taires immobiliers\nen profiteront encore davantage pour demander des augmentations injustifi\u00e9es.\nLe RCLALQ recommande aux locataires d\u2019examiner attentivement leur hausse\nde loyer et de refuser toute augmentation jug\u00e9e abusive. <\/p>\n\n\n\n<p>De\nplus, le Regroupement d\u00e9plore le caract\u00e8re facultatif des taux publi\u00e9s par la\nR\u00e9gie du logement. Il exhorte la ministre des Affaires municipales et de\nl\u2019Habitation, Andr\u00e9e Laforest, \u00e0 mettre en place un contr\u00f4le obligatoire des\nloyers pour mieux prot\u00e9ger les locataires et freiner les effets de la crise du\nlogement. <\/p>\n\n\n\n<p><strong>Estimations moyennes d\u2019augmentation 2020<\/strong><\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"\"><tbody><tr><td>\n  Logement non chauff\u00e9\n  <\/td><td>\n  1,2%\n  <\/td><\/tr><tr><td>\n  Logement chauff\u00e9\n  <\/td><\/tr><tr><td>             \u00c0 l\u2019\u00e9lectricit\u00e9&nbsp;   <\/td><td>\n  1%\n  <\/td><\/tr><tr><td>             Au gaz   <\/td><td>\n  1,4%\n  <\/td><\/tr><tr><td>             Au mazout   <\/td><td>\n  0,6%\n  <\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>Les\nr\u00e9centes donn\u00e9es publi\u00e9es par la Soci\u00e9t\u00e9 canadienne d\u2019hypoth\u00e8ques de logement\n(SCHL) ont montr\u00e9 que les hausses moyennes de loyer sont tr\u00e8s fortes \u00e0\nl\u2019\u00e9chelle du Qu\u00e9bec&nbsp;: 5,2% entre 2018 et 2019, et 16% au cours des 5\nderni\u00e8res ann\u00e9es.<\/p>\n\n\n\n<p>\u00ab Pour\nles prochaines ann\u00e9es, on peut s\u2019attendre au pire. Plus les logements sont\nrares, plus les loyers augmentent \u00bb, s\u2019inqui\u00e8te le porte-parole du RCLALQ,\nMaxime Roy-Allard. \u00ab Les chiffres montrent bien que les propri\u00e9taires augmentent\nfortement les loyers. Les associations de propri\u00e9taires contribuent m\u00eame \u00e0\ncette fr\u00e9n\u00e9sie en sugg\u00e9rant \u00e0 leurs membres de ne pas tenir compte des\nestimations moyennes de la R\u00e9gie du logement et \u00e0 augmenter abusivement les\nloyers. La ministre Laforest doit instaurer un contr\u00f4le des loyers sans plus\ntarder. Les quelques 200&nbsp;000 m\u00e9nages locataires qu\u00e9b\u00e9cois qui accordent\nplus 50% de leur revenu au loyer n\u2019ont plus de marge de man\u0153uvre \u00bb. <\/p>\n\n\n\n<p><strong>Refuser sa hausse de loyer, c\u2019est un droit&nbsp;!<\/strong><\/p>\n\n\n\n<p>Beaucoup de locataires croient \u00e0 tort que refuser\nune augmentation de loyer implique de devoir quitter le logement. Dans les\nfaits, les locataires ont 1 mois \u00e0 la suite de la r\u00e9ception de l\u2019avis pour\nrefuser la hausse, ou toute autre modification propos\u00e9e au bail, et ce, tout en\nconservant leur logement.<\/p>\n\n\n\n<p>Pour \u00e9valuer le caract\u00e8re\nexcessif d\u2019une hausse de loyer, il faut avoir en main certaines informations&nbsp;:\nles estimations moyennes publi\u00e9es par la R\u00e9gie, la variation des taxes\nfonci\u00e8res et scolaires ainsi que le montant des travaux majeurs effectu\u00e9s dans\nle logement et l\u2019immeuble. \u00c0 ce titre, avec les r\u00e9centes baisses de taxes\nscolaires dans plusieurs r\u00e9gions du Qu\u00e9bec, les augmentations de loyer permises\nseront plus faibles pour bon nombre de logements. <\/p>\n\n\n\n<p>Puisqu\u2019il peut \u00eatre difficile\nd\u2019effectuer de tels calculs, le RCLALQ invite les locataires \u00e0 <a href=\"https:\/\/rclalq.qc.ca\/comites-logement\/\">communiquer\navec le comit\u00e9 logement de leur secteur<\/a> pour obtenir\nde l\u2019aide.
