La\nnote socio\u00e9conomique de l\u2019IRIS, intitul\u00e9e \u00ab <a href=\"https:\/\/cdn.iris-recherche.qc.ca\/uploads\/publication\/file\/Logement_2020_WEB.pdf\">Analyse du march\u00e9 de l\u2019immobilier et de la rentabilit\u00e9 du logement\nlocatif<\/a> \u00bb, met en lumi\u00e8re un\nph\u00e9nom\u00e8ne que le RCLALQ observe depuis longtemps&nbsp;: l\u2019immobilier est une\nindustrie tr\u00e8s lucrative, contrairement \u00e0 ce que laissent croire les\nassociations de propri\u00e9taires. Face \u00e0 ces constats, le RCLALQ r\u00e9clame un\nmeilleur encadrement du march\u00e9 immobilier, notamment en instaurant un v\u00e9ritable\ncontr\u00f4le du prix des loyers et un registre des loyers. <\/p>\n\n\n\n<p>Face \u00e0 la forte sp\u00e9culation\nimmobili\u00e8re qui frappe le monde de l\u2019habitation au Qu\u00e9bec, tout\nparticuli\u00e8rement \u00e0 Montr\u00e9al, le RCLALQ lance un cri d\u2019alarme. \u00ab Si rien n\u2019est\nfait pour contr\u00f4ler le march\u00e9 immobilier, Montr\u00e9al deviendra le prochain\nToronto ou le prochain Vancouver. Avec des loyers hors de prix et l\u2019\u00e9viction en\nmasse des m\u00e9nages \u00e0 faible revenu, ces m\u00e9tropoles devraient nous servir de\ncontre exemple. Le Qu\u00e9bec doit changer de cap en limitant la fr\u00e9n\u00e9sie immobili\u00e8re\net en faisant le choix d\u2019am\u00e9liorer l\u2019acc\u00e8s au logement abordable. L\u2019avenir de\nl\u2019habitation est \u00e0 un point tournant, la ministre Andr\u00e9e Laforest doit instaurer\nun contr\u00f4le obligatoire des loyers \u00bb, r\u00e9clame le porte-parole du RCLALQ, Maxime\nRoy-Allard. <\/p>\n\n\n\n<p>Le RCLALQ souhaite\n\u00e9galement revenir sur les demandes des associations de propri\u00e9taires, notamment\ndu Regroupement qu\u00e9b\u00e9cois de r\u00e9sidences pour a\u00een\u00e9s (RQRA), demandant des\nmodifications au R\u00e8glement sur les crit\u00e8res de fixation de loyer afin de\npermettre de plus fortes augmentations de loyer. \u00c0 la lumi\u00e8re des conclusions\nde l\u2019IRIS, force est d\u2019admettre que les revendications de ces groupes sont non\nfond\u00e9es et que le but recherch\u00e9 est l\u2019enrichissement des propri\u00e9taires. \u00ab Les\nassociations de propri\u00e9taires souhaitent pouvoir augmenter encore plus rapidement\nles loyers lorsque des travaux majeurs sont entrepris, en r\u00e9p\u00e9tant ann\u00e9e apr\u00e8s\nann\u00e9e l\u2019argument selon lequel il faudrait plus de 35 ans pour r\u00e9cup\u00e9rer les\nsommes investies. Or, ces arguments sont fallacieux et induisent la population\nen erreur dans le but de convaincre le gouvernement d\u2019apporter des\nmodifications r\u00e8glementaires. La preuve est faite aujourd\u2019hui&nbsp;:\nl\u2019immobilier, tout comme les travaux majeurs, sont plus que rentables \u00bb, selon\nle porte-parole du RCLALQ. <\/p>\n\n\n\n<p>Pour v\u00e9ritablement\ns\u2019attaquer \u00e0 la flamb\u00e9e des prix de l\u2019immobilier, le gouvernement du Qu\u00e9bec\ndoit s\u2019attarder au c\u0153ur du probl\u00e8me&nbsp;: la sp\u00e9culation immobili\u00e8re. \u00ab Il\nn\u2019est pas normal qu\u2019un bien aussi fondamental que le logement soit assujetti aux\nlois du march\u00e9 au point o\u00f9 le prix des immeubles locatifs grimpe bien au-del\u00e0\nde l\u2019inflation. Par exemple, en achetant un duplex \u00e0 800&nbsp;000$, les\nnouveaux propri\u00e9taires souhaitent \u2018\u2019rentabiliser\u2019\u2019 rapidement leur\ninvestissement en \u00e9vin\u00e7ant les locataires et augmenter les loyers. Non\nseulement il faut mieux prot\u00e9ger les locataires contre ces \u00e9victions d\u00e9guis\u00e9es,\nmais il faut combattre cette augmentation effr\u00e9n\u00e9e de l\u2019immobilier en instaurant\nune panoplie de mesures anti-sp\u00e9culatives, notamment en supprimant la d\u00e9duction\ndu gain en capital \u00bb, selon M.
