Ce document d&#8217;\u00e9ducation populaire d\u00e9construit les mythes v\u00e9hicul\u00e9s par  les corporations de propri\u00e9taires. \u00ab\u00a0Contrairement \u00e0 ce qu&#8217;affirment les  propri\u00e9taires, l&#8217;immobilier est un investissement rentable et la R\u00e9gie  du logement ne contr\u00f4le pas les loyers\u00a0\u00bb a affirm\u00e9 France Emond,  porte-parole du RCLALQ. \u00a0<\/p>\n\n\n\n<p>Toujours\n en qu\u00eate de profits, les propri\u00e9taires pr\u00e9sentent des analyses \ntronqu\u00e9es du march\u00e9 de l&#8217;immobilier. Ainsi, les propri\u00e9taires \nsoutiennent que leurs d\u00e9penses augmentent plus vite que leurs revenus; \nqu&#8217;ils ne font pas d&#8217;argent; que la m\u00e9thode de fixation de la R\u00e9gie \nmaintient les loyers bas et qu&#8217;elle est \u00e0 l&#8217;avantage des locataires, \netc. Ce sont ces \u00ab&nbsp;mythes&nbsp;\u00bb que le RCLALQ d\u00e9boulonne&nbsp;: des analyses plus\n fines montrent que l&#8217;immobilier offre aux propri\u00e9taires un rendement \nplus que satisfaisant. Dans sa brochure, le RCLALQ a recens\u00e9 les \nnombreux avantages fiscaux dont b\u00e9n\u00e9ficient les propri\u00e9taires, notamment\n l&#8217;exon\u00e9ration d&#8217;imp\u00f4t sur le gain en capital.<\/p>\n\n\n\n<p>D&#8217;autre\n part, il est totalement faux de croire que la R\u00e9gie du logement \nmaintient les loyers bas puisque que&nbsp;le prix des logements a augment\u00e9 de\n 29% au Qu\u00e9bec depuis 10 ans. D&#8217;abord, le r\u00e8glement sur les crit\u00e8res de \nfixation des loyers n&#8217;est pas obligatoire. Ensuite, les locataires n&#8217;ont\n pas l&#8217;information n\u00e9cessaire pour statuer sur une hausse de loyer.&nbsp; \u00c0 \npreuve, la R\u00e9gie du logement fixe moins de 0,5% des loyers!&nbsp; \u00ab&nbsp;R\u00e9tablir \nles faits dans ce contexte n&#8217;est pas seulement une n\u00e9cessit\u00e9, c&#8217;est une \nquestion de justice!&nbsp;\u00bb a soutenu &nbsp;madame Emond.<\/p>\n\n\n\n<p>Enfin,\n tout un volet de la brochure est d\u00e9di\u00e9 aux revendications du RCLALQ \npour un meilleur encadrement des loyers&nbsp;: l&#8217;utilisation d&#8217;un avis-type \nobligatoire pour les modifications de bail, la cr\u00e9ation d&#8217;un registre \ndes loyers, la r\u00e9vision de la m\u00e9thode de fixation des loyers ainsi que \nle contr\u00f4le universel et obligatoire des loyers. Pour faire valoir ces \nrevendications, le RCLALQ organise une action pour le contr\u00f4le des \nloyers le 24 avril \u00e0 l&#8217;occasion de la Journ\u00e9e des locataires. \u00ab&nbsp;Cette \nbrochure va nous aider \u00e0 mobiliser les locataires en leur d\u00e9montrant que\n les profits de l&#8217;immobilier se font sur le dos des mal log\u00e9Es!&nbsp;\u00bb <\/p>\n","protected":false},"excerpt":{"rendered":"<p>Montr\u00e9al, le 10 avril 2013 &#8211;
