{"id":3391,"date":"2016-11-28T10:00:00","date_gmt":"2016-11-28T15:00:00","guid":{"rendered":"https:\/\/rclalq.qc.ca\/?p=3391"},"modified":"2020-07-23T10:33:42","modified_gmt":"2020-07-23T14:33:42","slug":"rapport-de-la-schl-sur-le-marche-locatif-des-loyers-de-plus-en-plus-en-chers","status":"publish","type":"post","link":"https:\/\/rclalq.qc.ca\/en\/2016\/11\/rapport-de-la-schl-sur-le-marche-locatif-des-loyers-de-plus-en-plus-en-chers\/","title":{"rendered":"Rapport de la SCHL sur le march\u00e9 locatif : Des loyers de plus en plus en chers"},"content":{"rendered":"\n<p>Montr\u00e9al, le 28 novembre 2016 \u2013 Le Regroupement des comit\u00e9s  logement et associations de locataires du Qu\u00e9bec (RCLALQ) r\u00e9agit au  <a href=\"https:\/\/assets.cmhc-schl.gc.ca\/sf\/project\/cmhc\/pubsandreports\/esub\/_all_esub_pdfs\/64517_2016_a01.pdf\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"rapport sur le march\u00e9 locatif (s\u2019ouvre dans un nouvel onglet)\">rapport sur le march\u00e9 locatif<\/a> de la Soci\u00e9t\u00e9 canadienne d\u2019hypoth\u00e8ques et de logement (SCHL) afin de rappeler la difficult\u00e9 croissante des m\u00e9nages  locataires \u00e0 acc\u00e9der \u00e0 un logement en bon \u00e9tat et qui respectent leur  capacit\u00e9 financi\u00e8re. \u00ab\u00a0Il ne faut pas se r\u00e9jouir trop vite des taux  d\u2019inoccupation en hausse, car les loyers augmentent beaucoup plus vite  que les revenus et les m\u00e9nages locataires doivent couper dans leurs  besoins de base pour payer le loyer. Cette hausse est d\u2019autant plus  marqu\u00e9e cette ann\u00e9e pour les grands logements\u00a0\u00bb plaide Maxime  Roy-Allard, porte-parole du RCLALQ. Le RCLALQ rappelle qu\u2019il revendique  l\u2019instauration d\u2019un contr\u00f4le des loyers universel et obligatoire et  qu\u2019il est du ressort du ministre responsable de l\u2019habitation, Martin  Coiteux, de prot\u00e9ger les locataires face aux hausses de loyer abusives.<\/p>\n\n\n\n<p><strong>Taux d\u2019effort et appauvrissement des m\u00e9nages locataires<\/strong><\/p>\n\n\n\n<p>Pour l\u2019ensemble du parc de logements locatifs du Qu\u00e9bec, le taux \nd\u2019inoccupation, \u00e0 4,4%, demeure pratiquement inchang\u00e9 comparativement \u00e0 \nl\u2019an dernier. \u00ab&nbsp;Ce serait une bonne nouvelle si les loyers demeuraient \nbas, or c\u2019est loin d\u2019\u00eatre le cas&nbsp;\u00bb souligne M. Roy-Allard. Le RCLALQ \nrappelle que les logements de 2 chambres \u00e0 coucher sont en hausse \npartout au Qu\u00e9bec. En effet, on note une augmentation de 46% entre 2001 \net 2016. \u00ab&nbsp;Ann\u00e9e apr\u00e8s ann\u00e9e, les hausses de loyer sont sup\u00e9rieures aux \ntaux d\u2019ajustement de la R\u00e9gie du logement et accentuent la pr\u00e9carit\u00e9 des\n m\u00e9nages locataires&nbsp;\u00bb, indique M. Les chiffres de la SCHL indiquent que pour la grande r\u00e9gion de \nMontr\u00e9al, 16% du nombre total de condos sont en locations. Pour la \nr\u00e9gion de Qu\u00e9bec, on parle d\u2019environ 11,5%. \u00ab Or, les condos locatifs \ns\u2019adressent \u00e0 des gens avec plus de moyens qui peuvent se permettre des \nloyers plus chers. \u00c0 1&nbsp;160$ par mois pour un condo de 2 chambres, soit \n400$ de plus qu\u2019un logement conventionnel, il s\u2019agit d\u2019un march\u00e9 de luxe\n inatteignable pour de nombreux locataires \u00bb, souligne Maxime \nRoy-Allard.<\/p>\n\n\n\n<p><strong>Les grands logements en location&nbsp;: de plus en plus inaccessibles <\/strong><\/p>\n\n\n\n<p>La situation des logements de trois chambres et plus est \nparticuli\u00e8rement inqui\u00e9tante cette ann\u00e9e. Dans certains arrondissements,\n les taux d\u2019inoccupation sont extr\u00eamement bas. Par exemple, dans la \ngrande r\u00e9gion de Montr\u00e9al, les arrondissements de St-L\u00e9onard, \nAhuntsic-Cartierville, Anjou ainsi que plusieurs municipalit\u00e9s de la \nRive-Nord ont tr\u00e8s peu de grands logements disponibles.<\/p>\n\n\n\n<p>\u00ab&nbsp;Bien qu\u2019en hausse, le taux d\u2019inoccupation des grands logements \ndemeure plus bas que les autres cat\u00e9gories de logement.
